My value hasn’t increased this year. Why protest?

Even though your taxable value hasn’t increased from last year’s taxable value your property’s position in the market isn’t the same as last year’s.  The residential market is dynamic; it changes from year to year and the opportunity to reduce your property taxes that didn’t exist last year may exist this year.  Besides, there’s no downside to protesting your property’s taxable value. The appraisal district won’t penalize you; see If I protest each year to the ARB won’t my property get flagged?  And Property Tax Protest won’t charge you for trying – if there’s no reduction there’s no fee.
